Not too bad when the inventory is low, the number of sales is low (like a 30 year low), interest rates are high and prices are high.

We got out of condo conversions couldn't really sell any of them and transitioned to ground up development of single family homes and three story walkup triplexes on a build to rent model which is much easier for us to manage and our exit isn't a sale it's just a refinance.

I see a lot of 250-300k 3/2 for sale that are going to compete with the new builds, and that size is only renting for 1800-1900 to month max, so I find that the numbers don't work for me, or are very marginal at best.
