Do a 1031 exchange of your cheapest 2-3 properties for one more expensive property to open up a couple slots.

Last July, my fiancé, now wife bought a 2 flat that was advertised as a SFH and the zoning certificate says SFH, but it was built as a two flat. 4 entrances, 2 baths, 2 kitchens, 2 furnaces two 1960’s mailbox slots in the brick etc.

And i live in 1 of the 2 VRs.Except of course for the person who wanted to bring in three dogs to a two bedroom apartment against the policies listed I wonder how all those new arb lovers would be doing in this situation?

I love RE in part due to the leverage.
