I couldn't not understand why this great nation didn't have health care.  

I would NEVER Ever use OBIE INSURANCE  --Not honest in their dealings and do not expect refunds on cancellations  I am of the opinion that they are legal scammers Just be careful

I have had a couple of long term tenants who struggled to pay rent on time but always paid and took good care of the property so I worked with them. 

And now with rates being high, plus many areas overbuilt with new apartment buildings, I’d be careful with unknown areas, and also what you read in the media about “hot” areas, up and comers, etc.I was in a similar situation to yours a couple years ago.

When buying a laundromat, it’s crucial to evaluate the financials carefully.

And a good property manager will take care of day to day, but you will still have work to do.

They wouldn't have any skin in the game and could just walk away and leave you high and dry if things go wrong with the property.

If you can arrange a visit to see how the tenant is taking care of their current place, that will open your eyes as well.
