I'd recommend reaching out to Jordan Wildman with EXP who's a local real estate agent and investor in the Fort Wayne to get started in the market.Fort Wayne offers a number of different investment options from older multi-families (more labor intensive) to new construction build to rent.

Having  leased my properties all three ways my experience has been that MTR are less labor, time and management intensive than STR but more labor, time and management intensive than LTR.  

When you talk about average Joe getting a mortgage, that risk usually shifts right away to the federal government, which is not the case with commercial loans.

Inflation has raised costs , labor is up , insurance is up , rates have dropped a bit , but are still higher , and now we have a dock workers strike . 

As we flipped this ourselves from the roof to the flooring, we gained much respect to labor workers and realized even the tidiest things such as changing the outlet covers and installing new plumbing will take up a lot of time!
