But a while back I unfortunately had to evict a tenant and once the judge realized they hadn’t been paid their interest every year I got whacked with a fine and the eviction process got messy...But I wonder if you could include a statement in your rental agreement stating that you’d give them their interest upon moving out and as long as they agree and sign you’d be all set?

Multi year averages are a fine measure as long as you don't need to pull a large amount of money out in a specific year.

I'd contact the Unit your going to and inquire about that.I'm thinking you could get your realtor to do some virtual tours closer to the date you'd be getting there, make a list of the ones you really like, and schedule a showing during those house hunting days to make a final decision?
