My VA-purchased 4-plex still hit all the magical rules of thumb, as well as checking out in reality upon further analysis.

It wasn't anywhere near the magic ratio of 1.5 rents/purchase price but with a slight bump in rents and if they accepted a lower offer, we might get the ratio pretty close to 1.25 which I was ecstatic about in this market.

That said you are right - if real estate really was a magic unlock for 20% returns guaranteed Wall St would be all over it (well the already are but that's another story...).  

They didn’t impress me much (hard to live up to 40 years of hearing how magical they are I assume)  but Kauai was my favorite.

(I can go on you know..)But, you can see the first step.. and that second.. that third step though.. kinda vague halfway bent around that curve.But then something magical happens when you take that first step (because you see that 1 step clearly)... what happens?
