If you get past that hurdle you might need a self locking gate and fence.  

Then I quickly decided that I wasn't going to let this stumble out the gate stop me from my pursuit. 

You may not be able to find your best buy and hold here right out the gate but if you take on a few different angles in real estate, maybe wholesaling and flipping, you will build the bank account and then most likely come across an off market multi family and have your buy and hold.

It's large, almost 1400 sf for a 3 bedroom condo built in 2001 (so it has the blonde cabinets) in a gated community that is kept up well.

I'm a gigantic advocate of finding a good (big asterisk on good) property manager right out of the gates.

I would not want to have my first large multifamily investment aqcuisition go sour right out of the gate.

In my experience, if the pool has no slide or board, and has a gate around it, good insurance with a high liability coverage isn't much more than a house without a pool. 

We are going to fence in our front yard and lock the gates so no one can open the gate and thus lose the dog.

,it’s a 1 acre+ “estate” with a circle drive, private entry gate, the whole nine - it basically has everything we want in a dream house after a few cosmetic updates. the location is better for work commute and rentals, but the surrounding area is less posh and we cant walk to restaurants and bars like our current location.
