Does this sound reasonable or am I crazy for entertaining the idea?

@Curtis Stoddard I would never have entertained her request of running a background check on someone whom will not live there.

I am the other side of the coin and could manage to qualify but need to bring 20% cash to the table and have entertained a hard money lender on a 1 year term before refinancing and paying out the lender. 

Is this even worth entertaining as far as a rental property?

As of right now they aren't entertaining my request for a walk through without proof of funds, which I understand...is that a norm for wholesalers to not let you walkthrough the property?

Since we are buying AFTER the school season has started we know vacancy will be a challenge until next school year and are hoping to get some leasing for spring semester, but have entertained the idea of AirBnB, but the following questions have stopped me from pursuing it:The purchasing/transportation/assembly of furnitureThings will likely get ruined (sheets, dishes, furniture) will my cleaning lady/house mom really be willing to go out and buy these things and replace them?

We've entertain the thought, of buying a duplex.
