I'm in several co-living groups, and the rent by the room model is getting more popular.

I am looking into a deal and would like some advice and have people pick at it and let me know what I am missing in this proposed deal.I am a small real estate investor so far, I have 4 SFH rentals, 2 in Colorado where I live, and 2 in Texas.

I've been going to local RE meet ups and talked to other investors who have used many different strategies: out of state, syndications, NNN (triple net), commercial, AirBnbs, mid term rentals, co-ownership, house hacking, etc.

Im not sure if I do enough to call it active but it's my only gig right now since I retired .No involvement , I go check on the property in Colorado on occasion to check it out the condition.from my decades of doing this you pay income tax to the state you live in..

@Patrick Shep I would absolutely encourage you to apply without any co-signor.  

This is networking, tapping your current list of friends, family, co-workers, other real estate investors, etc.Ideal duration depends on business plan: I, personally, am a fan of long-term fixed rate loans.  

Kind of reminds me of a book I read by Steve Case (AOL CO-Founder) called The 3rd Wave. 

Learn the business (and by that I do not mean assist  diligence on another GP's deal for free and get awarded "CO-GP status" to run with).

For both the applicant(s) and a co-signer, you want to understand their habits...financial, employment, legal, character, etc., as Bad habits in one area typically carry over to other areas, and will land you a poor Tenant (or co-signer) choice.

I haven't worked with anyone since we prefer co-hosting but know oodles and oodles of hosts that do it.
