Increasing their rent 1 month after another is bad business practice and will cause a lot of issues.

Then a "surge" when the tenant paid up months later bc usually a tenant has to not only fall behind but MONTHS of rent have to go largely unpaid to warrant eviction.If the P&Ls were "doctored" by the seller, that seems like pretty big cause. 

For instance, things like death, divorce, job loss, natural disasters, heath issues, etc may cause you to change your plans unexpectedly and may change what you do with your home as a result.

Not to mention that absolute headache this will cause you.

I worry about a renter with a good rental history being to cheap to put anything in but his grandmas avocado green range, cause it still "works".Not providing appliances in my area would also be a bad plan causing extended vacancies.

However, if this locality has opted in for "just cause eviction"  (which is statewide), then you cannot terminate the lease without "just cause." 

I am unsure if this lower occupancy is the result of increased interest rates or some other cause, but mission beach definitely has significantly less guests in the off season than in 2019.  

THat is what caused this whole mess.
