If a sale today would translate into a loss of loan proceeds, they're in the same boat as the sponsor and trying to do whatever they can to be made whole again. 

Especially if next to dredged canals for boat access.

no meet on the boat on this, I look at numbers and no plans, etc and equity. we develop and build at equity at the highest 50% lowest is 36%. that range is good. this isn't there I think you need to dig into the deal more

So Investor many times just gravitate to what looks best vis a vi COC return instead of IRR. ( which is what most west coast investors look for)That all said I look at business just like my bank looks at me   the THREE C's  Character  Capacity and Credit.And Having known Engelo from basically the first day he walked off the boat from Ozzie land  I am happy to report that i believe he has all 3..
