Hi Dan, that is exciting to hear, and best of luck in your self-management efforts.The main thing to know is that when you re-list as a new listing you'll have about 14 days where AirBnB's algorithm will boost your listing artificially to give it a chance.

This is a totally reasonable expectation, but before you jump to that conclusion, you should have all the facts.Typically, a market that has been artificially inflated must eventually come back down.

It's a good thing I'll be able to adjust rents up however, because operating expenses have gone way up also thanks to steeply increasing property taxes, insurance, utilities, lawn care, snow removal, appliances, hiring anyone to do anything, materials, price per square foot to remodel, etc. all goods and services have gone way up.  

And if no garage then you will want each unit to have a 8x8 or so shed for lawn mowers and such.. unless your land won't have lawns, I've seen that.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.
