The thing that you need to keep in mind is that apples are not always apples when you are comparing properties . . what is the finish level inside each factors into sales price. 

Gatlinburg and Maggie Valley aren’t major ski areas, but both have a hill with lifts and both will cash flow.  

I've read quite a bit about the Raleigh Durham area RE market blowing up because of all the corporations that continue plans to move/grow there; the eye catching announcement a while ago being Apple with their 10 year plan of adding a few hundred more employees each year.

Now this is not to say I would go that route if I were you... it's a very heavy lift on a first-time deal.

No you miss understand my point my point is its all regional what i can do in one market and what can be done in another is apples and oranges ..
