I just finished with "The Richest Man in Babylon" which I would highly recommend to listen to in the car if you can get past all the ancient names!

There is some hideous vinyl in the kitchen & dining and the water heater is ancient, but the HVAC is brand new.

Back in the day (now I sound like I'm ancient) we used to be able to do exactly what you describe.

It was built in 1994 so it is is not ancient and I fairly close to the down town area and the university albeit I have read about college unit horror stories.  

There's an ancient coral ridge that runs along the cost thru the gables, the grove and miami proper.
