The Capitol region, NJ, and CT are solid choices.

The liquidity or funds for the purchase can be in your new entity or your personal bank acct.

Also, with a VA assumable, if the one assuming the loan is not a veteran, then the seller (veteran) entitlement will still be tied up in that property.

I purchase the materials and have them delivered or deliver them to the job site.

I would also purchase the property and not the LLC unless you are a seasoned investor with a good attorney.
