I'm looking to purchase a quadplex (house hack) and the numbers seem to make sense.The issue or concern I'm having is, several years ago (approx 7) there was grown movement , (possible sinkhole) but current owners sued insurance after patchy work.

After reading Rich Dad Poor Dad, and listening to the Bigger Pockets podcasts, I’ve grown intrigued by the idea of eventually becoming my own boss and potential wealth being spread amongst my family.

Ok here goes.... first the mother dies, then the father dies and there are 3 kids (all grown) but after the father died neither of the kids done anything to settle the estate or anything, they can't even find the will, they know there is one but they cannot find it.Now the city is threating to sell the house for back taxes, I'm pretty sure there is no mortgage on the house and the father has been dead for 2-3 years now.

IMHO we have primarily grown our economy through decreasing the cost of debt since the early 80's.

Just yank it out and put that in your repair costs/purchase price when you crunch the numbers.

We're harvesting natural grown forest/woods of oaks, ash and poplar. 

They record address and a note about why it's on our driving list (bad roof, city tags, over grown landscaping, no trash out on trash day, etc).

My giant pile of debt has now grown thanks to the mortgage, but I still have a goal of doing another deal of some sort in 2018.

My long term goal is to own enough rental properties to generate a sufficient passive income stream to equal the amount of liabilities I have, then grown the portfolio of rental properties. 

We have grown the portfolio and I am now going to move to Jacksonville Florida to expand the portfolio.You could make the move to an area that you see is emerging, i.e. job growth, population growth, or you could find a partner in that city.
