I feel like this would be a great "house hack" for someone who wanted to live in the 2-bed unit nearly for free while waiting on appreciation in the area, but as the Seller I probably won't be able to plant that bug in the ear of potential buyers like I'd like to; I'll do my best on the MLS listing though!

As far as it being bumpy; are you talking about the texture on the wall or are there large swollen areas on the wall so that the wall is not smooth?

I noticed that it does still scratch quite easily if you slide any sort of heavy furniture on it, but it's hard to see the scratches due to the color/ texture of the planks, so it still looks good.

I don’t have knowledge of the specific area, but here is Southern Louisiana, almost all unincorporated areas below I-10 have to install sewerage treatment plants based on the maximum estimated per-person, per-day water usage.

Seth, I agree that using the VA loan for a 4-plex would expedite the process, my family and wife are looking for our next 10ish year home to plant ourself in so I think the VA loan will have to go towards that since we are looking in Arvada, Erie, or Loveland at the $500k range.

In any case besides all that I am currently looking for a reliable and trustworthy handyman and gardner (minimum twice a month visit to water plants and keep weeds at bay nothing extravagant, but knowledgable as the yard could use more landscaping) to get on board and not sure which direction to go.
