The opportunities that exist to allow someone to get into any asset class at any part of the country is a huge advantage.Of course, bad syndicators can ruin any opportunity. 

High vacancy can ruin an investment (even if the other numbers are good on a spreadsheet).Plus, as others mentioned, the numbers aren't good.

Personally, I like the area close to the Ruins in Tulum (where I own a few properties) and there are still some good opportunities in Region 15. 

Prepare for financial ruin. 

Having bad tenants can ruin your investment goals, especially at the beginning of your investing journey when you only have a few properties and not much cashflow to fix any problems they might cause.Taxes are another important consideration for house hacking.

Water or even high humidity warps them, they scratch easily so tenants who are careless or have pets ruin them quickly.

Ultimately the rust ended up ruining all of the faucets and caused low water pressure because larger chunks were jammed in the lines.

The cabinets are partially ruined also as the tenant didn’t think that once a pipe is removed that the water would drain into the cabinet below.

I do rent to college students (well, my PM does) and no parent with an 800 credit score is going to let a kid ruin that by "forgetting" to pay the rent.
