Molds are usually not a problem indoors, unless mold spores land on a wet or damp spot and begin growing.

Rentals turnover’s are a killer and time taken to make rent ready and expenses involved are a huge frustration.

I sold my first property last year and if I was not a beginner and had more capital, would not have sold it because it in fact was a great little money maker.

Suggest you give your self 12 months and make real estate work... this is the best time to build your operation and once you make it you will ride the upside better then anyone else..

As @Jay Hinrichs stated above, other first world countries make real estate in the U.S.A seem like a bargain.

Inflation will make rents and the value of the property increase while your mortgage will stay the same.  

It’s been one of those things that I looked at so many deals that as soon as the those deals hit my desk I knew immediately they would be great money makers. 

So arguing how any 1 metric is great or poor a decision maker is looking for a corner in a circle room.

Put carpeting on any indoor stairwells.
