Interestingly, a 10 CAP on what you describe is almost identical value: about $340k ($103k business valuation / 3 = $34k in NOI).

Just treating minorities fairly in the business we do every day can have a huge impact, one family at a time.Being able to understand and be aware of our own privilege, whether it's gender, race, sexual identity, socio-economic status or whatever and make sure we're treating those who are not as privileged as equals can go a long way.

The list of reasons a landlord may terminate a tenant are almost identical to those listed in the ON RTA, but for all, save a long-term tenant, we are not obligated to renew a tenancy.

This is especially true for things like Wills and Estate planning documents because by their nature the signatory is not going to be around to vouch for their own signature after they are dead and their wishes are being implemented.Having a notary validate the identities and signatures is never a "bad" thing.

Rent controls or other local laws and ordinances are just that, Local, and you need to review the enabling authority for specifics.As a PM, I routinely run background checks on all applicants, and our policy is that not only will we not rent to someone with felony arrests, we will not rent to any violent offenders, drug offenders, sex offenders, GTA or petty thieves either!

Anytime someone wants money up front to look for a loan for you or to "get" a loan, walk away.Some will have you send a check or credit card for a small amount and then hack that account and drain it.Others will get personal ID from you on an application form and set up a fake account and use Identity theft to steal money in your name.And still others will take a small fee up front, then say they need more for the next step then they need a large amount to fund and then once you've given them that you can never reach them again.Plenty has been written on BP by people's bad experiences.

I actually remember my current partner who is a much younger guy than I and had almost an identical post to you.He went out made a list and started cold calling using batch dialer and private messaged me about a deal he was close to getting under contract.
