Let's say you find that super star $15/hr employee.  

And the other guy from SD, basically gives 1 star reviews EVERYWHERE he goes!  

Says when the filming crew is filming THAT house it slows down alot,,,they are building and filming several locations at once so tv stars are bouncing all over back and forth locations.

Could be our lucky stars, etc...Fast forward to current time where we have quite a few properties, I gradually realize that the reserve is a must.

depends on the demographics.If its a retirement neighborhood, lots of elderly people some may find it a tripping hazard or a pain for walkers, wheel chairs etc...Down here in south Florida many older folks would not buy two story homes because of having to trek up and down, and we have lots of older folks.Sometimes the elevation difference can be partially minimized visually by using creative threshold transition pieces.

Stay away from the 1-2 Star Parks as they are hard to make money on & the tenants will drive you crazy.

Actually, we should all thank our lucky stars that RE is so hyper local and it takes hands on management ... because of that, it is one of the few areas where new locals have significant advantage over larger competitors.
