@Mike Hibbs I did not end up buying a condo due to the condos in Innisbrook being classified as a condo-tel meaning I was not able to get a conventional loan and leaders I talked with required 30% down on them and at an 5 or 7 arm.

Just to be clear, I have no problem paying my fair share of any profits to the city but I don't want to become classified as a Philly resident so that my regular W2 gets hit with the city tax, that's my primary concern.

You have to spend 51% of your time their for it to legitimately be classified as a primary residence.Other than that, you best bet is to just get it sold before the end of the year or whenever your county's taxes are due.

Although, at least in Michigan, legally you can only do 3 deals before you are classified as doing real estate as a primary vocation or business and need to be licensed.Any way you look at it....to be successful in real estate you will need to do your homework and put in the effort.Bill

If you're okay with getting leads from all over the city or county and wholesaling them, then run general ads like signs and classified ads.If you want leads from certain neighborhoods, then use targeted ads like flyers and direct mail.So really, just decide where the easiest place would be to find deals you could get a bargain on, or that need repairs, and where you would easily be able to find an investor to wholesale them to, then choose your marketing around that.Ask your buyers list what areas of ton are their favorite places to buy.I would probably run bot kinds of ads.
