To answer your question in the counties I have looked at it shows the procedure of each forclosure and when of the defendent answers the complaint it some times shows the Atty Some times it does not

While you could tell the bank you're walking away in the event of a claim and force them to defend the claim, without coverage the lender or the title company insuring the lender may have grounds to seek indemnification from you in the costs of the defense since title is in your name.You're right in that the insurance is double dipping if a premium is charged for both the lender and the owner.

--I would probably also be listed under the Owner's insurance as "Additionally Insured". but have your own insurance agent..don't fully trust The owner's agent as they're probably more interested in defending the Owner of the property.
