The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

We were able to create 3/8"th metal shims for the installs after like, the 7th one. lots of trial and error

I would not suggest a first time buyer with no management experience jump in to the game here but if you can make it work here you have probably learned from trial by fire. 

We love doing Airbnb and I have been researching starting an Airbnb management company for Omaha that can do guest communication, cleanings, and help get people started...currently going to do a trial run during this high season and see if it can exceed our full-time income. 

@Jan WanotI'm also against any Guru courses or seminars - you would be far better off taking that money and learning through education/trial and error with a real transaction or bringing a deal to an experienced investor and offering them half to take you through the entire process.

Not an easy process, but with time and trial and error you'll get it figured out.

There's a number of landlord specific programs that offer free trials so you can definitely try before you buy with most of them.Whatever you choose, it's difficult to move from a platform once you are into it.  

After so many trials and errors, it's time to ask for help.
