As far as setting up the business, It is crucial you iron out the details between yourself and your three daughters before moving forward with setting up an LLC.

How ironic, when I was writing my post I was thinking about nancy's properties in Detroit and what happened to them and many other properties in Detroit.  

I would focus on putting the education piece together (ironing out your particular focus), and getting out and networking with investors in your area.  

And, ironically, when that happens the “dinosaurs” like Russell Brazil that will survive and thrive.

I find it ironic how many Colorado locals talk about investing out of state, while at the same time a lot of out of state investors are looking to invest here.

Keep in mind depending on your location u could be at peak market values, don't over leverage without capital to burn in hard times, also consider starting the conversation w the seller about a deal in the future...u might just see a dip in economy/mkt and reap the rewards of patience a few months down the line but I understand striking while the iron is hot too.

Actually, maybe this is not ironic at all.
