Hey everyone, I haven't posted about it but I closed on my first duplex in February & now I am so happy I can finally call myself a rental property investor.But sure enough Into my first month I learned this one tenant loves to text and call to request a bunch of minor fixes that seem to be something that I'm not sure if I should be responsible to fix or if the tenant should fix it.Like this photo I got a text about this falling down in the middle of the night but clearly I can see that its too much weight being put on the bar.

So yea, again there are Realtors who you can push your weight around & get to do a bunch of work for you at little to no cost but they don't have much value to provide you other than being a warm body to push the pencil & open up lock boxes.

I have this confidence because my assets are covered and I will have a heavy weight in my corner on any legal suit (his case is also weak).A benefit of an umbrella policy is there is not the constraints that apply to LLC and other such entities that could allow the protection to be pierced.

I have never used that service for a trust, but I know NOLO for rental documents is a little light weight and other generic online services for LLC setup etc can cause companies to have to change their articles later.
