You wont see a dime of the $$...So you have to ask yourself if the time, effort and some extra $$ are worth trying to make this issue possibly haunt this tenant in the future....show up when he tries to rent again, buy a house or a car etc.....For some the answer is YES.....I know the $$ is gone but I want to inflict some shred of accountability......if no one EVER does it, these clowns will keep doing it over and over.....someone has to at least try....For others, the answer is NO....its not worth my time and $$, let it go and move on....I understand the economics of the situation....but I hate to let people get away with ZERO accountability....that just contributes to many of the issues in our society

I think khakis and a buttoned-shirt fits pretty much any situation, adjust based on what you think the neighborhood/seller would expect.As to arrogance, there is exuding arrogance and there is the perception of arrogance.

@Sunny Burns First, outstanding job your family and you should be very proud of what you accomplished for the simple fact you broke out of what society's norm and you created an awesome freedom for your family!

Starts with deflation, morphs into Stagflation.Ends with a bang with hyperinflation so it’s not just young people getting picked on by society it’s everyone at the grocery store.I remember talking recently with a Dollar General cashier & manager about hyperinflation & $8 bread breaking their buck based system.

Society's marketing makes people feel like we need mentors so they can take our money. 

All in all, I know a lot of people doing great without university degrees; however, I think universities have their place in society and some of its benefits are too intangible to quantify. 

Or a hair salon or a quad-plex... etc.By providing my children with a debt free entry into society with the potential to tap liquid funds for investment I have set them apart and I will have also allowed them the ability to be their own persons and not be anchored to my "dream."
