3rd ward had a lot more on the market and commanded a higher rent, but if you've spent any time in 3rd ward you know that those MF properties that border the museum district tend to be the nicest (hence the higher rent, closer to amenities) and as you go East you start to lose neighborhood quality - this is a gross generalization, of course, and just my observation.

There is already some good advice in this thread.My advice for a first-timer at the bank repo sale (sheriff sale or trustee sale) is to go there and observe at least once while keeping hands in pocket and mouth closed (in other words, don't bid!).

I prefer to not have the tenant along during that walk thru as well, but I have my real estate agent accompany me to observe and put their signature+credential id on the report.
