@Rafael Lopez  There is an art to negotiating. 

It's amazing what an art pulling and fishing wire to outlets can be.

You don't need a four year degree for real estate, art and business for example.

I'm also not looking at a 2000-4000 sq ft state-of-the-art facility.  

I think watching science fiction or listening to classical music from a theory point of view or understanding art can make you imagine, think of possibilities and broaden your thinking.

To be honest, talking and working with people is more of an art than an exact science.

@Jeff Young In addition to the Augusta REIA (great group), you should check out the local AORE group (The Art of Real Estate).

Some nice paintings and art prints (gallery quality) could be consigned to a local non-profit upscale consignment shop that splits 50/50 and they donate their proceeds back into the community to support local non-profit service agencies.  

@Art Frasik   ITS ALL ON  the individual... and like I said my experience of owning brokerages indicates that some will rise to the top others will fade away..

I use a guy that does excellent work  and has this state of the art equipment  and you can definitely tell the difference.
