Please, do NOT fall into the guru route taking bus tours and paying ridiculous amounts of money for something you can get her for free. 

@Steven Wilson Good point...Dayton is heavy on defense and defense contracts in the private sector...mostly the Beavercreek and Fairborn areas...I have to tell you, I went on a development tour in Dayton about 3-years ago and was blown away.

It is very situational, I would look up the "most common things that get flagged on FHA appraisal" and you should have a good idea of things to look out for when touring homes.

I see you have an APO in your BP profile, I did tours in Iraq, and Korea when I was in the Army. are you still overseas right now?

@Sam Frank were you able to tour the V2V home or were you estimating renovation costs from the outside and by square footage?

While I don't invest in Petersburg, I am familiar with the area and have even taken a real estate bus tour of the town.
