We are pumping in some sweat equity: killing all the weeds and doing a non-organic mulch and river rock yard, power wash and paint the wooden fences, resurfacing all cabinets, faux-marble epoxy on the counter tops, and redoing the floors (there is a mix of scuffed up hardwood and wood appearing panel...looking to just make it all panel).

I got an estimated rehab of around $90k for new water heater, hvac, roof, electric (needs to run new wiring for lights and panel updated to comply with c/o.) floors throughout, converting a half bath to full, and remodeling 2 baths and kitchen, and other miscellaneous things like sheetrock, painting, etc.

Then again I always use white or gray shaker or flat panel cabinets and the variances in granite wouldn’t look as clean in my opinion.
