From my observation, that's around what 4-plexes are going for in K-town these days. 

I observed a Cadillac SUV in the garage allocated to apartment 2nd floor unit.

Its presence may exist without the knowledge of the structure owner and may be concealed from the untrained observer.

From my observation York schools seem to be the best by far.

A bear trap shakes out the pessimists who sell or stay on the sidelines in cash only to observe the bull market continue.

The key here is your observation that the landlord is out of cash and needs to sell to liquidate assets.

3rd ward had a lot more on the market and commanded a higher rent, but if you've spent any time in 3rd ward you know that those MF properties that border the museum district tend to be the nicest (hence the higher rent, closer to amenities) and as you go East you start to lose neighborhood quality - this is a gross generalization, of course, and just my observation.

I feel obligated to inform my brother in law/landlord of my observations and leave it in his hands.If you were the landlord in this situation, would you want to know?
