We don't barter with anyone, and nobody is nickling and diming us.  

But in a decade, that property is now worth $1 million for your $100K investment, even if you never made a dime on monthly cashflow! 

I am trying to formulate a list of real, usable screening questions and would like to avoid potential bad/professional tenants who are only out to get into your property and never pay another dime after the initial deposits. 

You can not BRRRR if the numbers do not work, and you will be trapped if they do not, and possibly lose every dime you put into the property.  

They should be capitalized well enough to handle this and would have a reasonable expectation that their employees treat the property well so they get every dime of that deposit back.

I might add that we live well below our means and invest every spare dime from our middle class incomes.

They are a dime a dozen and you will find the right fit very quickly that way.

I would like to think it would fetch more as a short term vacation rental for tourists but these units seem to be a dime a dozen and possibly wouldn't be rented regularly. 

They simply don't care enough to stay on top of the tenants, and will nickel and dime you for maintenance.
