LOLTypically it's trash areas, professional tenants, and old buildings falling apart with outdated mechanical components and systems.  

Also, BPinsights seems a little outdated when it comes to viewing rents in the area

Some books are outdated or misleading or narrowly focussed on a niche market.

Only exception to that in my experience with my own area is if the hardwood is some sort of goofy/outdated lattice-look, since sometimes that doesn't match what people in a market are looking for and actually makes your house look really dated.

If you can't do that then buy an outdated/ugly property in a decent neighborhood and fix it up as you live there.

The tenant tried to toss a lawyer friend of his at me on move-out date, complaining I was being “unreasonable” and forcing him out of his home.

Or better said, a severely outdated one.

I know there have been past posts about this, but some feel outdated and a lot of have “pm me for their contact info” … so I thought I’d start a fresh thread. 

Many homes are cluttered with knickknacks and outdated decorations.

Why not just find a reputable management company in the target area then buy an outdated but solid house off the MLS, and have them manage it?
