When people say full rehab it might mean new electrical, plumbing from the street to the alley, all new sheetrock, cabinets, moving walls, insulation, foundation, roof, flooring, appliances, doors, tubs, trim, and a few other things.

I'm being told last time unit was painted was 2008 and she doesn't know when carpets were replaced but was told by old landlord in 2008 they were due but they never followed through.Almost 2 yrs ago I had a pro painter budgeted and lined up to paint 100% of walls trim and ceiling in entire unit and she ignored at least 1/2 dozen messages by me to coordinate.

I am torn on what kind of review to leave.Here is what was wrong:Rotten trim on the front porchPorch deck board with a lot of play indicating support beam underneath needed to be repaired.The ac filter did nothing as there was a door with louvers on back side of air handler intake where bulk of air was being pulled fromMattress needs to be replaced.All rooms with tile floor (3 rooms) had cracks in some of the tile.Lights burned out in bottom of microwave that shines on stoveTV was good sized and had cable, but was not a smart TV and this was the only TV in the house.No gutters on house, buth tin overhangs over window.

While I am living in one side I am doing some renovation projects on the side I occupy: complete bathroom remodel, new tile floor (kitchen), new trim throughout unit, and painting/resurfacing kitchen cabinets.

Replace rotted door trim around back exterior door, install a flashing on top of the back patio roof (seal the gap between the side of the house and the patio roof), level large stones in the back patio that have shifted over time, replace a couple pieces of broken vinyl siding, add transition pieces between vinyl floor and tile floor (2 transitions), fix a couple outlets that aren't working, replace cabinets, countertops, and add tile backsplash in the kitchen.This is obviously more than a couple days' work, but I'm capable of doing most of this myself, I'm just looking for some help to speed up the process so I can get it on the market faster.

As @Theresa Harris mentioned, trim can be damaged by moving appliances in and out.
