I used to manage a 120 unit complex with 1 & 2 br units nice complex, great tenants market rate class B property,  before that I co-managed a 326 unit 18 building complex that was tax credit,  section 8, where the job seemed more like a social worker, financial aid counselor, where I passed out repair maintenance tickets to the service guys like they were going out of fashion, Tenants appreciated me and what I did for them but was glad when I decided to end that tour.

Roofer recommended replacing old roofs (beyond repairable).plumbing: All are galvanized pipe.Interior unit inspection: 8 out of 25 (32 %) of units are in rought condition which needs heavy upgrade.During the initial tour, the seller showed only 1 unit (probably better looking one, in the new roof building and least foundation issues) to us to estimate our rehab budget.

Even Fb ..point is look at everthing including those little card advertising in Wal-Marts and such.. look at your local bingo hall for those also .. attend a local Reia meetings and ask other investors .. talk with as many wholesalers as you can stand to .. leave no stone unturned ..then maybe if you .. lucky  ( there's that word again ) you can find what tour looking for or settle fir something close .. i dont want to be discouraging.. just the oppisite ..remember you asked ..lol.. i do wish you the very best ..let me know if i can help in any way .. of course besides doing all the work for you ..
