But from my particular perspective some of the biggest reasons are: Lack of disciplined due diligence Letting emotion supersede logic and due diligenceFear, either by analysis paralysis or in the ability to pivot when obstacles are put in their wayI would also say a lack of real estate investing education is also way up there, but I believe common sense and discipline can get you thru most, if not all educational limitations.

Many would probably say as long as you can get a higher rate of return on the investment than you are paying on the school loans to go ahead.My background is in finance although I have never done it professionally and I am no CPA either but if you are going to live in a place as your primary residence for a year I would suggest thinking about living in it for an additional year to get the added capital gains exclusion.

Agree with others who say a short-sale by itself isn't entirely a dealbreaker -- because perhaps was simply a strategic business decision due to life-change, job loss, or relocation etc.

I may think I should give that factor more weight by multiplying it by lets say 1.5.        1.5 * 6= 9      I then add 9 instead of 6 to the properties overall priority score,Lets now say a property scores 6 just like the other property except this time on owner name.
