I wouldn't call losing 1/3rd of your living space, having strangers making a lot of noise in your home at random hours, having to take off work to supervise those strangers to make sure they don't steal anything, and having an area unsafe for kids when you have kids an inconvenience.If you aren't providing a habitable unit the tenants are not required to pay rent regardless of if you say so in your lease.

I'm sure some owners do if they're desperate, but two people means twice the noise, the utilities, etc.

Hard to see how people would be willing to pay the same price of an asset before the covid noise vs today..

These and other efficiency, comfort, and noise issues are readily resolvable and should not be considered as part of the normal operating condition of a steam boiler.

but its just saber rattling and it worked.. you cant see the inside of a court room without both sides spending at least 25k each. highly doubt that will happen..

Why don't you just require them to show you they have renter's insurance that would cover any liability issues related to their teaching students in their home.The issue I'd be concerned about is noise.

Pay attention to time lines and due dates for filing a protest.Think of all the problems with the property: too much traffic noise, too far away from the freeway entrance, close to flood zone, old tree may fall on it, poor sun exposure.
