Also, Wayne, how many times do you think EVEN A USED CAR DEALER (excellent analogy, btw) has a situation where they procure a car from one of their sources - auction, private individual, etc - and don't sell it within a number of days and decide to stop payment on their seller and tell them to take the car back because they weren't able to sell it and are too poor and morally bankrupt to buy it themselves?

A good salesmen will outsell someone who may be book smart every day of the week But you could not say that on your pod cast but I got it.And is it not the goal to get the deal but also keep your morals and integrity in tac people need to be led into the deals If you just say hey what do you think call me if you decide you will get far and few call backs.

@Ryan Johnston  just chuckling a little on your post congrats on your success.but wholesaling and snagging other peoples equity is hard to say and equate it to being moral and Christian.If a wholesaler or anyone buying someones real estate actually tells the owner what its really worth and how they can maximize their return that I see as the Christian thing to do.going in and low balling NAH don't see that.. but as long as your good with it..

However its just moral to tell them that you're in the business of making money and that your intention is to sell the property for profit.

Well I usually hate self-aggrandizing, moral hectoring, and sanctimonious preaching but since I'm not blowing my own horn here, but rather blowing the horn of others (...wait that sounded bad...)  

The state slaps you with Real Estate Ethics and Standards where you must deal fairly in an ethical, moral and legal way.

I believe, because of the ethics, moral decisions, and amount of work that come into question that wholesaling is more of an experienced investors tool; not a newbie.

Taking it sub2 just means you will now morally responsible for making the payments, unless otherwise specified.

Just make sure you are honest, moral, and ethical in everything you do and you will go far!
