I think this is very fool hardy.

How hard is it in your place to put it in the critical areas and be done with it.

And the reality is, LA won't cash flow no matter how hard I try, so it actually works out.If cash flow is your goal, unfortunately SF isn't going to be a good spot to dive into (as you've seemed to notice).
