Navigating STR insurance is still the Wild West a bit.Proper is known to be the most comprehensive, however they were also double the price at about $2200/year, when other quotes were in the $900-1200 range.

I spoke with one agent in a small business owners group I am in and he basically said I was in the "Wild West for STR and anything goes" but the Larimer County website says 31 days and longer.  

In the past the real estate investor website companies would let you choose between a bunch of templates... let you customize them... and throw you out into the wild.

Mold is not as big of an issue as some make it to be but it can be tricky to address it correctly.First, remediation quotes can vary wildly, for the same job I got quotes from $2k down to $900.

There is no case law to support such a wild claim but non the less, they will argue it.

The estimates are wildly different across the three contractors we’ve spoken to so saving money is also obviously a concern.

Maybe.Con ,you need to buy new title/mortgage insurance to cover the property in the new name.Con. if you decide to sell you lose the $250 tax exemption if it was your primary home for 2 out of the last 5 years.Also the homestead exemption laws vary wildly.
