If a seller gets a ton of letters from people at the same time they feel like they have tons of options and think the can slant price in their favor even when facing foreclosure etc.Some services in years past were 4 to 6 months behind in updating which is the equivalent of having a bad list.

I would be a little cautious going into a public forum and saying the equivalent of, "I have 100k where can I invest it."  

If I win this bid at auction from Nationstar who is selling it, will they pay off the second mortgage, and the HOA liens, in order to grant me a SWD or equivalent ? 

You could depreciate it on a rental but then 1) it takes 9 years to get the equivalent tax credit. 2) if you ever sell you end up paying back more in depreciation recapture than you actually saved and you end up with a negative credit. 

Also, there are some maintenance costs, so I'm considering trying to build in a 203K loan or the equivalent through the second mortgage.
