I'm very close to putting an offer on a 3 acre land and want to understand all the aspects related to construction I need to be aware of. i have build myself a exhaustive list of all that i need to consider which tell me i need the following people to work with - Civil Engineer, Architect, Development Project Manager, Construction Project Manager, Other consultants: noise, wind, signage, LEED, lighting, etc., Landscape Architect, General contractorUsually how would you go about the life cycle of the project.

Also needed: professional contractor/architect/fencing in Philadelphia/temporary utilities maybe a guard dog and trailer.   

Inspections and Honey Buckets to Architects and Engineers, to door bells and mail boxes.

I would imagine you would need an architect and the city for approval.

Once you have an idea of max density you can work with an architect to put together some bldg footprints, which would get passed back to your engineer who can put together a concept plan. 

I have Chief Architect but that is more a single-structure program.

I just hired a new architect and am making arrangements to have my construction crew in CA to finish up both of the projects. 

Would an architect or engineer that works in the residential industry, such as designing ADUs, additions, custom homes, etc. qualify as a real estate professional in the eyes of the IRS?

I Landlord (Lady lol) in Danbury and yes it can go very well or very wrong.As an architect, I salivate over all those beautiful old houses in Bport.
