There could also be things lingering out there that you are unaware of that have not attached to the property yet. typically it's a rule of thumb to to not lend to individuals instead Lend to entity to entity it makes the foreclosure process faster.

reporter's "simple assumption" (subject to) sale goes awry

Seems to me the reporter lucked out, the second sale was the kicker, the title company should never have allowed insured title to pass, even with a special warranty, with a current lien existing as sold subject to to the first buyer, as that buyer was not a party to the original security agreement, his "assumption" required it to be cleared before passing title or have it agreed to by the original seller.

With an escalation clause you are agreeing to pay whatever you need to to outbid an offer up to a certain dollar amount (usually as long as they provide proof of real offers that's up to you or your realtor to verify) However lets say you offer 45k above asking on a $200,000 home.

Additionally I am a 26 year old single guy I own a 5 bedroom duplex in Bridgewater MA with my sister we both have our own side my side is a 3 bedroom which could be rented out for $1600-$1800 per month and my portion of the mortgage is about $1000 with 120k(ish) in equity on the property (thanks to to bigger pockets).
