@Ryan Chatman I always have the property surveyed directly after getting under contract as it can sometimes take awhile to get it back depending on their work load.

A set period of time (usually 7-14 days but varies by state) after signing the contract that the buyer has to inspect the property, thoroughly review disclosures, review HOA docs, title search/survey, and any other research necessary.

These types are nothing more than vultures in the industry preying on people's trust and ignorance about the loan process.A deposit on deals in the millions it typically about 15,000 to 20,000 ( That generally covers appraisal,survey, phase one, site inspection, lender legal,etc.).

Precisely why when I took a BP survey last week I responded that the biggest problem to address on BP is questions from an unknown location (which imo should not be allowed) followed by a stream of answers from people located everywhere.Sure it makes for interesting reading but it’s not particularly helpful.
