HI Ken,Yeah we sure are giving your lender a hard time I wonder if he logs on here to BP to see this thread lol...Regarding your questions:1) Yes they can, FHA has no maximum number of financed properties however there is a ruling that I've seen but yet have never bumped up against where by FHA does not want a borrower utilizing FHA to have more than 7 financed properties or properties within the contiguous area.

That way you can defend any numbers for an audit.I would also provide a log of time and expenses allocated to the rooms so you can track those expenses with each room and if it was personal or business expenses.I am not sure on deductions because my background was financial statement audits.If you have any questions I would be happy to help.Feel free to message me.

Before you log in If you scroll down you'll see search eclipse on the bottom and one of the options is click here for a certificate of rental suitability I don't know why they did it like that and it took me awhile to find it but there it is
