Add insult to injury the guy was a plumber by trade, he said he could get the meters cheap but, the total cost is upwards of 4k each, he has a 4 units all on the same meter (ouch).So, my question is, what would you do, as a landlord/investor?

Or do you put a general disclaimer on your listings (example: agreement to hold you harmless for any damages and injury as a result of renting your property).

If they have to get the fixtures installed in another house, with a buyer breathing down their neck, and they unbox the toilet and it's cracked... it's real easy to run over to the model home and steal the $300 toilet from your upstairs bathroom to get that house done, and then replace it with a $79 Home Depot special later

I have managed a 16 unit property in Los Angeles for ten years and I can tell you that my management has gone from an enormous pain in the neck to near auto-pilot strictly because of the quality of the tenants I have let into the building.

/snarkI know we like to laugh about the image of the lazy contingency lawyer looking for the low hanging fruit but I can guarantee if you, an employee, a contractor or anyone on the property on your behalf directly or indirectly causes serious injury to the tenant, or God really help you, a child, the existence of an LLC owning properties mortgaged to the hilt will delight the attorney looking to take the case.

It will protect against claims/loss made due to your contractors (or you) making a mistake or being negligent resulting in someone else's property damage or bodily injury to someone else.
