Also, you could modify your lease and/or have this tenant sign a pet addendum, to require an extra security deposit and an extra fee each month for pet rent.

So if you have it opened for 7 years...never using it....then have a balance on it for 3 years...your HELOC will "modify" into a 20 year loan and the rate will increase about 2 points.

Better yet, can you convince her you’re going to refuse to close unless she agrees to modify the JV agreement?

You can choose to modify you criteria but it will come at the cost of long-term discipline management.

Guest got so offended, and said they will contact airbnb to change their review... after I wrote a review for them (thinking that it is imposiblle for review to be modified after it was submitted) guests review was posted on my account, clarly modified saying how I requested additional payment after they checked out.

Maybe you can offer to let them break the lease, offer some modified cash-for-keys with a waiver if you're worried, etc.
