Most of the other expenses you listed will have only moderately increased.As has been mentioned by Bill Brandt, rents will have steadily increased and pay more and more cash flow each year.

Cape Coral, for example, which endured minimal to moderate damage on average, will likely easily recover to previous levels within the coming monthsFlorida certainly did have and still does have an insurance issue, but strong storms are not likely to influence this greatly as this is something that the larger and more reputable insurance companies have already accounted for.

As you can see, this home is on the moderately higher end of the spectrum.

It's been cash flowing decently for the last 3 years (was moderate prior to that), giving me $6k a year or so, or an 8.5% cash on cash return, but only for the last few years.

I have successfully squirreled away a decent amount of savings, so I would be able to enter a moderate market with several properties free and clear.
