I also get the feeling this would be much more labor and time intensive and this really needs to get done as soon as possible. 

In all intensive purposes you should be ok.  

A couple of downsides to them is that tenants typically only commit to 1 or 2-year leases so there is a lot of turnover making it more labor intensive. 

Sounds to labor intensive and to expensive the first product is 150.00 for 500 sq ft and the second product is 299.00 per 500 sq ft plus 25.00 each shipping.
